Item 8.01 Other Events

On March 2, 2007, the Company issued a news release announcing the redemption of all its outstanding shares of its 8.6% Class F Cumulative Redeemable Preferred Shares. The Class F Preferred Shares, aggregating $150 million, will be redeemed in whole at a redemption price of $25.10750 per Class F Preferred Share (the sum of $25.00 per share and a dividend per share of $0.10750 prorated to the redemption date) on or after April 2, 2007. A copy of the news release is attached hereto as Exhibit 99.1.
