AMENDMENT NO. 06 TO THE FACTORY LEASE AGREEMENT

VINHOMES INDUSTRIAL ZONE INVESTMENT JOINT STOCK COMPANY

And

VINFAST TRADING AND PRODUCTION JOINT STOCK COMPANY

Dated 05 July 2024

Vinhomes Industrial Zone Investment Joint Stock Company (the “Lessor”) and Vinfast Trading and Production Joint Stock Company (the “Lessee”), hereinafter referred to as the “Parties” have entered into the Factory Lease Agreement No. 242/2022/HĐTNX/VHIZ-VF dated 24 February 2022, Amendment No. 02 dated 28 February 2022 (“Amendment No. 02”), Amendment No. 03 dated 29 March 2022, Amendment No. 04 dated 01 November 2022 and Amendment No. 05 dated 10 December 2022 (hereinafter referred collectively as the “Agreement”). Both Parties hereby agree to amend the Agreement and specifically state in this Amendment No. 06 (“Amendment No. 06”) as follows:
