Subsequent Events	Note 10. Subsequent Events The Company’s management has evaluated subsequent events through the date of issuance of these consolidated financial statements and has determined that there are no subsequent events outside the ordinary scope of business that require adjustment to, or disclosure in, the consolidated financial statements other than those disclosed below. On January 2, 2024, a related party purchased 85,241 Common Shares of the Company for aggregate proceeds of $1,750,000. On February 1, 2024, a related party purchased 241,313 Common Shares of the Company for aggregate proceeds of $5,000,000 On March 26, 2024, the Board of Trustees declared a distribution of $0.57 per share for the first quarter of 2024, payable on March 28, 2024 to shareholders of record on March 26, 2024.

The entire disclosure for significant events or transactions that occurred after the balance sheet date through the date the financial statements were issued or the date the financial statements were available to be issued. Examples include: the sale of a capital stock issue, purchase of a business, settlement of litigation, catastrophic loss, significant foreign exchange rate changes, loans to insiders or affiliates, and transactions not in the ordinary course of business.
