This filing relates solely to preliminary communications made before the commencement of a tender offer for outstanding shares of Xenia Hotels & Resorts, Inc. (the “Company”) common stock, par value $0.01 per share.

Attached as Exhibit 99.1 to this communication are excerpts from a presentation to be used by the Company’s management team in a series of presentations to members of the investment community beginning on January 23, 2015, in anticipation of the distribution by Inland American Real Estate Trust, Inc. of 95% of the common stock of the Company to the holders of Inland American Real Estate Trust, Inc. common stock as of the close of business on January 20, 2015.
