Item 7.01. Regulation FD Disclosure.

On September 9, 2021, Pebblebrook Hotel Trust (the "Company") issued a press release announcing that on September 9, 2021, it closed on the sale of the 189-room Villa Florence San Francisco on Union Square in San Francisco, CA for $87.5 million to a third party. A copy of the press release is furnished as Exhibit 99.1 to this Current Report on Form 8-K and is hereby incorporated by reference herein.

Item 8.01. Other Events.

On September 9, 2021, the Company closed on the sale of the 189-room Villa Florence San Francisco on Union Square in San Francisco, CA for $87.5 million to a third party. Proceeds from the sale will be used for general corporate purposes and acquiring hotel properties in accordance with the Company’s investment strategy.
