  For mortgage loan #41 (Store More Self Storage), the first payment for the mortgage loan is November 1, 2020. (4) For mortgage loan #2 (FTERE Bronx Portfolio 6), all of the FTERE Bronx Portfolio 6 Properties have applied for (or, in some cases, the FTERE Bronx Portfolio 6 Borrowers have informed the lender they plan to apply for) a J-51 tax exemption or J-51 tax abatement or to increase rent under a major capital improvement (“MCI”) program (the related applied for or intended to be applied for benefits, the “Assumed Future Benefits”), which had not been received, or had not been applied for, as of origination. The Appraised Value includes a total of $3,165,000 that the appraisals attribute to the Assumed Future Benefits. If the Assumed Future Benefits amount of $3,165,000 was excluded from the Appraised Value of $94,800,000, the Cut-off Date LTV Ratio and LTV Ratio at Maturity would be 69.6%. There can be no assurance of what the actual Appraised Value would be if the Assumed Future Benefits are not obtained.  Approximately $194,818 of Assumed Future Benefits was underwritten for the FTERE Bronx Portfolio 6 Mortgage Loan.  Excluding the Assumed Future Benefits amount of $194,818, the U/W DSCR based on NOI/NCF would be 1.82x and 1.78x respectively, the U/W Debt Yield based on NOI/NCF would be 7.4% and 7.2% respectively and the U/W Debt Yield at Maturity based on NOI/NCF would be 7.4% and 7.2% respectively.
   
  For mortgage loan #3 (711 Fifth Avenue), the Appraised Value assumes that the borrower sponsors have invested approximately $13.5 million in renovation costs for upgrades to the office lobby entrance, building mechanical systems, elevator cabs and general base building work for the vacant office space within the Mortgaged Property. Such capitlal expenditures have not been completed, are not required and have not been reserved for under the Mortgage Loan Documents.
   
  For mortgage loan #9 (Monogram Portfolio), the Appraised Value includes the “As Complete and Stabilized” value as of August 1, 2020 for the Monogram Foods - 605 Kesco Drive Mortgaged Property and the “As Complete” value as of August 1, 2020 for the Monogram Foods - 330 Ballardvale Street Mortgaged Property, which values assume completion of budgeted capital expenditures totaling $2,635,000 for such Mortgaged Properties. The full cost of such capital expenditures was reserved.  The “As Is” value provided by the appraiser is $51,150,000, which results in a Cut-off Date LTV Ratio and a Maturity Date LTV Ratio of 67.9% and 61.1%, respectively. The related expansion work has not been completed, but rent collection for the expansion space began in August 2020.  The expansion work is required to be completed by December 31, 2020.

(6) For mortgage loan #5 (Waterfront Clematis), the largest tenant (31,545 square feet), representing 22.2% of net rentable square feet, has multiple expiration dates. 27,954 square feet expires September 30, 2031 and 3,591 square feet expires September 30, 2021.
   
(7) Certain tenants may have lease termination options that are exercisable prior to the originally stated expiration date of the subject lease. In particular, with respect to (i) single tenant properties, (ii) the largest 5 tenants with respect to the largest 15 Mortgage Loans and (iii) tenants that, alone or together with affiliated tenants, occupy 50% or more of the net rentable area of, or

  represent 50% or more of the underwritten revenues of, the related Mortgaged Properties, certain of such tenants have unilateral termination options with respect to all or a portion of their space.   For mortgage loan #25 (Lancaster Towne Center), the third largest tenant (12,800 square feet), representing 8.2% of the net rentable area has an early termination right as of November 30, 2022 with one year's notice.
   
(8) Certain tenants may not be in occupancy or may be in free rent periods. In particular, with respect to (i) single tenant properties, (ii) the largest 5 tenants with respect to the largest 15 Mortgage Loans and (iii) tenants that, alone or together with affiliated tenants, occupy 50% or more of the net rentable area of, or represent 50% or more of the underwritten revenues of the related Mortgaged Properties, certain of such tenants have not taken possession or commenced paying rent or are not yet fully operational.   For mortgage loan #23 (33 1 3 @ Thirtyfourth), the fourth largest tenant (2,091 square feet), representing 11.0% of net rentable square feet, is entitled to free rent in the amount of $28,736, which amount was escrowed at origination.
   
(9) For mortgage loan #8 (19 West 34th Street), the second largest tenant, Fashion Forward Stores, LLC, representing approximately 15.2% of the net rentable area, is master leased by the 19 West 34th Street Borrower to Fashion Forward Stores, LLC f/k/a Martin Building Retail, LLC, a bankruptcy remote single purpose entity and a borrower affiliate.
